Master Association Submits Input to County on Canyons Development

Many Questions Still
Unanswered

In late July, the Castle Pines North (CPN) Master Association Design Review Committee (DRC) submitted its recommendations on the proposed Canyons North development to the County Planning Commission. The committee’s primary concern was the lack of information contained in the referral relating to the traffic impact the development would have on the CPN community.

“We wanted to know where the traffic from all those homes was going to dump out,” said DRC member, Harley Rinerson. “It is important to make sure the traffic flow is balanced between Castle Pines Parkway and Happy Canyon Road,” he said.

The committee has since received a traffic study report that was commissioned by the developer, The Alpert Company, back in March 2006. According to Rinerson, the report indicated that the majority of the traffic would be filtered from Stroh Road onto Castle Pines Parkway.

“That was before the County’s recent decision to change the through road from Stroh Road to Hess Road,” said Rinerson, “so we are still unsure of the traffic impact.”

According to the development coordinator on the project, Brittany Burke, “The Canyons anticipates completing the final stages of reviews with the County over the next year, and will then start preliminary construction.”

Burke also addressed the committee’s concerns regarding who would be the water district for the development by confirming that the Parker Water and Sanitation District would serve the Canyons community.
